In June 2025, Wake County’s single-family housing market showed signs of renewed activity. New listings surged by 47.1% compared to the previous year, bringing more options to buyers.
However, closed sales only rose 13.7%, indicating a growing inventory. The median sales price dipped slightly by 3.9% to $562,000, while the median price per square foot increased to $239. Homes are also moving faster, with the median days on market dropping to just 13 days. Despite some price adjustments, competition remains strong in this expanding market.
